Flood is never covered under a homeowner’s policy. All flood policies are backed by our federal government and therefore have different regulations from all other policies that are governed by state regulators. An example of federal regulation would be the fact that a flood policy has a 30-day waiting period before it takes effect. For that reason, one should not wait for news of a hurricane or winter storm that’s on its way before buying this coverage.
